That means up to 15% of your gain is tax-free if you hold it for 7 years or more

Let’s try an example

In 2018, Taxpayer sells Walmart stock for $2M with a cost basis of $1M held long-term for a capital gain of $1M.  Within 180 days Taxpayer puts $1M into a qualified OZ Fund.  The fund purchases 90% of a partnership that is builds an attraction in an OZ.

After 10 years, the Taxpayer sells their interest in the OZ Fund for $1.8M.

In 2026, the taxpayer pays tax on $850,000 of gain

After 10 years, the taxpayer pays no tax on the $1.8M
